Reinforced Concrete structure for pillars and beams. Wrought iron with cement joists and arches. Between the ground and the first ironwork there will be a suitably ventilated air chamber.
Exterior walls: Outer walls consist of 11-cm brick partition, mortar-filled on both sides, air chamber with  thermal insulation and interior 7-cm brick partition rendered with plaster.
The inclined roofs will be finished with Arabesque-style roof tile and the eaves with solid decorative brick. The flat roofs will possess thermal insulation, waterproof lining and tiling. The exterior rails will be vertical bars of decorative iron-works.
Interior walls: The indoor wall layout will be executed in 7-cm thick brick partitions, rendered with plaster. Perimeters will be finished with cast-plaster moulding.
Flooring: Top quality stoneware ceramic floor tile will be used. The baseboard will be matching material. The tiling will be laid with tiles finished with a decorative border.
In the indoor stairs will be constructed with the same tiling material, fitted with wood inlays.
Kitchen furniture: Upper and lower cabinets with lacquered doors and overhead moulding. The furniture units will have drawers, intermediate shelves inside the cabinets and spaces equipped for dishwasher installation.
The counter will be natural stone where the double sink will be inserted. The cooker will be electric vitroceramic plate and electric oven. A smoke extractor hood will be installed.
Interior Carpentry: The interior doors will be lacquered and possess lined frames. The front units of the wardrobes will be the same type as the hall doors and sliding doors; they will be lined inside with melanin and house drawers and a clothing rack. The access door will be steel reinforced and will have a security lock with three anchor-brace points.
The stair railing will consist of decorative iron bars and wood handrails.
Exterior Carpentry: Finished in lacquered aluminium with double glass air chamber ("Climalit" type).
Adjustable Majorcan-style windows will be installed in the bedrooms.
Bathroom Fixtures: First quality enamelled porcelain, with single-handle tap fittings. Electric water-heater.
Paint: Plastic-based paint will be applied on exterior finishes upon the rustically rendered cement. Plastic-based paint will also be applied on the interior plaster finishes.
Two coats of antirust paint will be applied on the lock fittings.
Plumbing Installations: The hot water supply will be conducted by means of a 100-litre capacity electric water-heater. The tap fittings will be single-handled. The bathroom furnishings will be first quality enamelled porcelain. The principal bathtub will be equipped with a hydro-massage. Two water outlets will be installed outside and around the residence for irrigation.
Electrical Installation: This will be executed in accordance with the legislation in force and with an elevated electrification level (8,000 W).
The mechanisms will be "Ibiza" model or equivalent, and all the electrical outlets will be equipped with ground wire. The distribution of the light switches, sockets, etc. will be carried out according to the project design. Central heating/air conditioning unit with heat pump.
Services: Two TV outlets will be installed in the residence (in the living room and master bedroom). The telephone line will be installed from the property boundary and two outlets will be installed inside the residence.
Light switches and sockets will be installed in the exterior of the residence on the terrace in addition to four light switches for the illumination of the entire facade. Swimming Pool: a pool with landscaped area for each residential unit. | |
